About Dr. Redact
Dr. Redact is web-based AI PDF redaction for regulated work, including HIPAA, GDPR, and FOIA. It finds 65+ types of sensitive data in PDFs, scans, and phone photos, a person reviews every detection, and what you approve is permanently removed.
Why it exists
Dr. Redact was built by Bruce Schultz, who ran into the problem firsthand while brokering the sale of a multi-location veterinary clinic. In Bruce’s words:
“Tax returns. Financial reports. Leases. Amendment after amendment to those leases. Contracts. Multiply all of that by four or five locations, and you’re looking at hundreds of pages that all need to go out to buyers, lenders, and their teams — and almost none of it can go out as-is.”
The tools available handled the basics, then fell apart on skewed scans and signatures, or meant enterprise pricing “on platforms clearly built for law firms with much deeper pockets than a commercial real estate broker.”
“I kept thinking: there has to be a better way, and it shouldn’t cost enterprise money to get it. … So I decided to build the tool I couldn’t find.”
The tool was tested “against real documents from real deals, not just sample PDFs. Scanned leases. Handwritten signatures. Tenant applications with dozens of fields.” The pricing follows from the same experience: “you shouldn’t need a subscription just to redact one lease.”
The background behind it
“Before commercial real estate and business brokerage — where I’ve spent years working specifically with medical, dental, and veterinary practices — I spent time in dental practice management software, digital X-ray systems, and computer sales. I understood both sides of this problem: the sensitive data itself, and the systems that need to move it around securely.”
What the product does

- Nothing is removed without a human decision. You review and approve every item, then redactions are burned in at the pixel level and the unredacted original is destroyed at processing.
