A little over a year ago, I was in the middle of brokering the sale of a multi-location veterinary clinic — real estate and business, several locations at once. If you've ever been through a deal like that, you know the document pile is enormous. Tax returns. Financial reports. Leases. Amendment after amendment to those leases. Contracts. Multiply all of that by four or five locations, and you're looking at hundreds of pages that all need to go out to buyers, lenders, and their teams — and almost none of it can go out as-is.
That's when redaction became my problem.
I tried a few different tools. Some were fine on the basics — Social Security numbers, obvious account numbers. But the second a page was slightly skewed from a scan, or a signature needed to be caught, or the volume of pages pushed me into "enterprise" pricing on platforms clearly built for law firms with much deeper pockets than a commercial real estate broker — the whole thing fell apart. I tried a handful of AI-powered options too, hoping one of them had solved it. None of them did it all. Something was always missing, and the pricing rarely made sense for someone like me.
I kept thinking: there has to be a better way, and it shouldn't cost enterprise money to get it.
As it turns out, this was actually right in my wheelhouse, even if it didn't look like it at first. Before commercial real estate and business brokerage — where I've spent years working specifically with medical, dental, and veterinary practices — I spent time in dental practice management software, digital X-ray systems, and computer sales. I understood both sides of this problem: the sensitive data itself, and the systems that need to move it around securely.
So I decided to build the tool I couldn't find.
I'm not a developer by trade, but with today's AI development tools, I was able to build this myself — nights, weekends, and a lot of trial and error, testing it against real documents from real deals, not just sample PDFs. Scanned leases. Handwritten signatures. Tenant applications with dozens of fields. If it could trip up a redaction tool, I wanted to throw it at this one and watch it hold up.
Almost a year later, Dr. Redact is live.
The goal was simple from day one: build one of the best redaction systems on the market, make it genuinely accurate — on clean digital files and messy scanned ones alike — make the experience actually easy to use, and price it so a solo broker, a small law firm, or a growing practice can actually afford to use it, not just the enterprise buyers who could afford the alternatives. That's why there's a pay-as-you-go option alongside the monthly plans — you shouldn't need a subscription just to redact one lease.
